There is something truly magical about Chapel Creek. Stewart Creek winds through the neighborhood beneath charming bridges, while magnificent mature trees form a canopy over winding walking trails. Birds, wildlife, and the peaceful sounds of nature create a setting so serene that it is easy to forget you are in the heart of Frisco.
The scenic Caddo Trail follows Stewart Creek through Chapel Creek, connecting J.C. Grant Park near Spears Elementary School. Residents enjoy leisurely walks, morning jogs, and beautiful natural surroundings just steps from home.
From its impressive custom estates to its wooded creek corridors and charming pedestrian bridges, the neighborhood offers a distinctive lifestyle that feels worlds away from the surrounding city.
A peaceful, tree-lined sanctuary surrounded by some of North Texas's most exciting destinations. It is luxury living with nature at its doorstep.
Chapel Creek's story began in 2001, when developer LandPlan recognized the potential of Frisco. Founded by Jim Williams Jr. and Bruce Smith, LandPlan shaped Frisco's emerging luxury residential market, developing prestigious communities including Stonebriar Park. Chapel Creek's first phase included more than 150 homesites, some approaching one acre. Rather than creating a conventional subdivision, the developers embraced the property's rolling terrain and natural topography, established woodlands, and Stewart Creek. Today, Chapel Creek encompasses nearly 1,450 homesites, with walking paths, pedestrian bridges, and scenic greenbelts, creating a neighborhood where luxury residences and nature coexist beautifully.
Long before Chapel Creek's first homes were built, Stewart Creek was already part of North Texas history. Believed to be named for Isaac F. Stewart, founder of an early Denton County Settlement, the waterway once flowed into the Elm Fork of the Trinity River. Construction of Lewisville Lake in the 1950s altered its course. Generations later, Stewart Creek is one of Chapel Creek's defining natural features.
As Frisco transformed into one of North Texas's most prominent cities, Chapel Creek continued to evolve. In 2018, the exclusive Eldarica enclave introduced 16 homesites, including eight overlooking the wooded banks of the creek. This intimate addition reflected the neighborhood's emphasis on architectural individuality, distinctive properties, and luxury living. More than two decades after its beginnings, Chapel Creek remains a highly sought after community.

Chapel Creek's architectural character was shaped by an impressive collection of custom homebuilders, each bringing distinctive designs, craftsmanship, and attention to detail. Builders associated with the neighborhood's early development included Hawkins-Welwood, Sharif & Munir, Bob Bobbitt, Avida, Robert Balkman, Chapman, Citelli, Classical, Lonnie Gray, Ken Fox, J Adam, McGregor Homes, Phipps & Co., Reynolds, Rick Smith, Stephenson, Zachary, Darling Homes, and Sanders. Additional builders included Bella Custom Homes, Bryn Mawr Development, Caldwell & Family Custom Homes, Matie Custom Homes, and Malone Custom Builders.
The neighborhood showcases an extraordinary range of architectural styles, including French Country, Mediterranean, European inspired estates, traditional residences, and contemporary designs. Dramatic rooflines, intricate stonework, grand entrances, elegant courtyards, and exquisite finishes give many homes their own unmistakable identity. Rather than a neighborhood of repetitive floor plans, Chapel Creek offers individuality, timeless elegance, and architectural excellence.
The homesites themselves are equally remarkable. Some properties occupy expansive estate lots with generous outdoor living spaces, while others enjoy elevated positions with panoramic views or secluded settings overlooking Stewart Creek. This variety allows homeowners to enjoy a level of freedom and privacy that distinguishes Chapel Creek from many newer luxury developments.

Homes within Chapel Creek can vary significantly in value, even when they are similar in size. The specific area, street, lot position, architectural style, age, renovations, condition, and individual property features can all influence how a home compares within the community. Understanding those differences is especially important when evaluating comparable sales or establishing a pricing strategy.
Chapel Creek is not a community that should be evaluated with a one-size-fits-all approach. Whether buying, selling, or simply trying to understand the value of a Chapel Creek property, knowledgeable analysis of the home and its position within the community matters. With more than 22 years in real estate, GUILD ELITE certified for proven success in the $2M+ luxury market and an in-depth understanding of Chapel Creek, Kimberly Karanouh provides the experience, strategy and skilled representation luxury buyers and sellers expect. Her commitment to exceptional service is reflected in consistent 5-star Google reviews from buyers and sellers.
